The result is a striking modern home that overlooks the Torquay Sands golf course, where they can enjoy the lifestyle they have always wanted for their young family. The modern facade uses a combination of silver top ash cladding, face brickwork, James Hardie Scyon Axon cladding and an aluminium screen to create its striking look. The home was built around some non-negotiables for these clients, including tall ceilings, benches, windows overlooking the golf course, and the three-car garage.
Development Victoria’s vision was to deliver a contemporary office design with high-quality finishes. One of Development Victoria’s objectives was to provide a modern, integrated fit-out to facilitate workplace efficiency. This was achieved by a combination of open-plan design, creating expansive communal and flexible workspaces and integration of high-level technology, promoting agile working, connection and improved productivity. The environment promotes health and wellbeing through its strong connection to timber finishes, lighting and greenery, courtesy of its biophilic design. The project’s completion is a significant milestone for Ballarat. The result is a modern and sustainable workplace that sets a new standard for office accommodation.
The goal for this relocated home of yesteryear was to fully insulate the existing building and modify the floorplan to make better use of the space for the clients’ use, bringing them a new space for family gatherings. The design was extremely functional, keeping the existing footprint and roofline with internal walls strengthened, moved, and modified to make way for a serviceable kitchen, bathroom, ensuite and laundry. The office space now also gives the opportunity for the vineyard’s business duties to be executed efficiently.
The project involved the demolition of the entire rear of the existing 1906 brick house in a heritage overlay area of Ballarat Central, retaining only the front facade and two rooms. A modern extension of three bedrooms, ensuite, bathroom, laundry and mudroom, open-plan kitchen, living, dining, outdoor entertaining and garage was built. The aim was to keep the original heritage charm like ceiling roses, ornamental cornice, and heritage high skirtings to tie in with the bay leadlight windows at the front. This then transitioned to the extension with timber floor flowing through both sections. The extension featured steel and aluminium windows, exposed feature bricks, natural stone benchtops and tiles, square-set plaster ceilings and windows.
Flooded with natural light, the home has three distinct zones. At the front is the parent’s retreat, to the back for the kid’s wing, and at the heart of the home is the open-plan kitchen/meals/living areas. The parent’s zone features a spacious master bedroom with an ensuite and walk-in wardrobe. There is also a formal lounge and a multipurpose space that could be a theatre room or rumpus room. The kitchen features an island bench, a 900mm oven, plus a walk-in pantry. The kid’s wing has a study nook, three bedrooms, the main bathroom, powder room and laundry.
Thornhill 212 is one of the most popular floorplans, which offers a functional, zoned layout that embraces family life while suiting smaller blocks. The Lisieux Catholic Primary School project included an extension and addition of a new two-storey learning centre to the existing school building, which seamlessly transitioned from the existing school. The project gave the school eight new classrooms, staff and student facilities, accessible amenities, a dedicated staff room, The Seed Pod (STEAM centre, incorporating Science, Technology, Engineering, the Arts and Math), two open-plan multipurpose Resource Hub learning areas and two external balconies/decking including external stairs. The external scope of works incorporated landscaped garden beds and edgings, paths, a new artificial sports field including site works, and a new car park.
In January 2019, Kane Constructions and joint venture partner Nicholson Construction (Kane Nicholson) partnered with Development Victoria to deliver the new GovHub offices in Ballarat. The Ballarat GovHub is a low-rise five-storey multi-use office development located in the northern end of Ballarat’s central business district. The workplace includes space for up to 1000 employees, including 600 public sector positions relocated from Melbourne. Key features include five storeys of office space, a glass conservatory, a reconstructed lower hall for multipurpose, a new civic plaza, a minimum 5 Star Green Star design rating for both the base building and fit-out, and two level basement car parking and end-of-trip facilities.
