The renovation of the Newhaven College Performing Arts Centre called for some innovative and interesting combinations. The build required an innovative approach rather than the usual stereotypical school buildings. The design with its large learning spaces and flexible learning areas, makes it a bright and vibrant area for the students to nurture and grow with their early learning development. Bright colours, and new double-glazed windows to maximise light and minimise thermal intrusion provide a visual appeal both internally and externally. TS Constructions consultative approach and project management processes provided the client with a high level of responsiveness and flexibility.
The stunning double-storey extension includes the addition of a master bedroom with balcony, ensuite, walk-in wardrobe, lounge area and hand-crafted timber staircase with vinyl plank treads and LED lighting. The luxury master suite includes feature wall cladding and a balcony with beautiful views over the mountains. The generous ensuite includes a double shower, free-standing bath, stunning stone top cabinetry and floor-to-ceiling tiles with seamless edged tiling. Quality carpet in the master bedroom and walk-in wardrobe ensure a cosy environment to relax, while the lounge room has been laid with the same vinyl planks as the stairs, creating a welcoming entrance to the upstairs addition.
What started as a bathroom and ensuite makeover quickly became a full house renovation and extension. The scope of works for designing and outfitting the Kingston Display home was to demonstrate the high-quality standard inclusions that Virtue Homes offers in all their homes without the need for upgrades. The design was intended to be versatile and adaptable to accommodate a range of occupants, including families, professionals, or retirees. The layout was thoughtfully designed with practical spaces such as a quiet room or theatre, ample walk-in storage, a separate kids wing and living space, as well as generously sized rooms. Additionally, great attention was paid to ensuring the home’s frontage would suit most regional residential blocks with minimal modifications.
The Windsor Display home design began with Virtue Homes identifying a need for a large luxury ranch-style home to meet the demand from customers interested in rural properties post-COVID, which was an untapped market in the region. The house, as per the covenant, had to be 70% brickwork which was bagged and painted white. The builder also incorporated white linea weatherboards and Surf Mist aluminium windows to give the house a beachy feel. The house sits on top of a concrete waffle pod slab. Designed and built for a professional couple from Melbourne for a tranquil and relaxing beach retreat on the weekends. The design brief stipulated a low-maintenance holiday home that combined functional spaces within a small footprint and to be as sustainable as possible. It is a project that interacts with its environment, capturing solar gains with carefully positioned passive solar design, working to passively heat and cool the home and maintaining a stable and comfortable temperature all year round. Thermally broken double glazing, air tightness, very high insulation levels and thermal mass walls, which all contribute to the energy efficiency of this home.
The Fish Creek Catholic Church is the second oldest building in the town and is well over 100 years old. The Church had been condemned, and due to the tireless work of the local Church Committee, a lifeline was given to see the Church completely restored back to its heyday, to preserve and honour all historic character. It was in a state of disrepair with broken stained glass windows, gaps in the ceiling and floor, gaps between the walls and the roof, water-damaged walls, holes in the walls, paint peeling, broken downpipes, crooked doors, and the entire structure was leaning. All of which needed to be repaired to ensure that the Church was returned to its former glory.
The project was to seamlessly extend onto the original stage of the school and add four new classrooms, a large general learning space and two breakout rooms for specialist teaching, and a lift was installed. Externally an engineered roof structure was installed over the hardcourt area, and the carpark and the front entry was extended, which included the installation of an automatic sliding gate and rammed earth walls. Extensive landscaping which included a large camp kitchen, Bio basin, sensory gardens, a synthetic turf playfield and new play equipment. TS Constructions managed the entire project, which included site works, construction and finishing of the buildings, and final landscaping and civil works were completed in a safe and effective manner.
The Newhaven College Performing Arts Centre was designed to be a modern feature building located at the front of the site and seen by all who pass the location. The centre features a contemporary and striking facade while housing a state-of-the-art performing arts facility. A particular highlight of the building are the excellent acoustics, modern external design using a range of materials and cutting-edge technical specifications that are integrated seamlessly into the building. The design complements and improves the current buildings at the school and enhances the coastal environment Newhaven College is located. The facility has been embraced by the school and the community for a range of events.
